KENCO currently employs fifteen real estate professionals and manages a portfolio of 14 properties. With a rich 60-year history of developing, acquiring, and managing a core portfolio of well-located apartment communities, KENCO has built a reputation of stability in the marketplace. KENCO is currently preparing for its next season of growth, which will include acquiring 1960 to 1980’s vintage assets, as well as taking on strategic third-party management assignments. In order to prepare for this portfolio growth, KENCO is seeking a high-performing, energetic individual who would be thrilled to join our leadership team.

 

 

JOB SUMMARY

 

In this leadership position, the Vice President of Property Management is responsible for overseeing all financial performance, operational controls and processes, administrative reporting procedures and human resources requirements to ensure financial strength and operating efficiency of KENCO’s owned and managed assets. This person is a collaborative leader, critical thinker and proactive problem-solver who embodies our purpose statement and core values.

 

 

REPORTS TO: President (Doug Linneman)

 

RESPONSIBILITIES

 

·        Oversee day-to-day operations of KENCO Residential with P&L responsibility.

·        Lead, mentor, and collaborate with a high-performing team, which currently includes an Area Manager, Corporate Administrator, third-party accounting vendor, property managers and maintenance technicians to deliver exceptional service to residents and stakeholders.

·        Report daily to corporate office in Brookhaven, GA and be visible on our properties.

·        Develop and implement comprehensive strategies to optimize the operational performance of our multifamily portfolio.

·        Build a strong company culture that aligns with our Purpose Statement and Core Values.

·        Oversee the management of all properties, ensuring adherence to budgetary constraints and achievement of financial targets.

·        Participate in monthly, quarterly, and annual strategic planning to help set the organization’s goals and execute the business plan with respective team members to meet the company’s objectives.

·        Establish and maintain strong relationships with key stakeholders, including strategic partners, vendors, consultants, trade associations and community leaders.

·        Ensure compliance with all federal, state, and local regulations governing multifamily operations.

  • Conduct onboarding, training, and mentoring of team members.
  • Coach multifamily team members to success and hold individuals accountable for achieving results.
  • Leverage resident satisfaction scores to identify ways to continually improve the resident experience.

·        Drive innovation in property management practices, leveraging technology to enhance efficiency and resident experience.

  • Utilize and optimize the firm's technology solutions to extract and monitor performance analytics.

·        Regularly review and analyze market trends, competitor activity, and economic indicators to inform strategic decision-making.

·        Oversee Risk Management to ensure all properties maintain safety reporting and compliance.

·        Work with Corporate Administrator to review and approve company’s monthly Management Statement.

·        Partner with Executive Director and staff of non-profit Atlanta Connected Communities (ACC) to ensure that its mission to reach our residents and staff is achieved.

·        Collaborate with President to grow strategic fee management business.

 

 

QUALIFICATIONS

·        Undergraduate degree in Business or related field preferred.

·        Minimum of 10 years of senior leadership experience in multifamily portfolio operations. Class C, workforce housing experience preferred.

·        Proven track record of successfully managing a large portfolio of multifamily properties.

·        Strong financial acumen, with experience in budgeting, financial analysis, and performance optimization.

·        Exceptional leadership skills, with the ability to inspire and motivate teams to achieve high levels of performance.

·        Excellent communication and interpersonal skills, with the ability to build and maintain relationships with a diverse range of stakeholders.

·        Strategic thinker with the ability to identify opportunities for growth and innovation in the multifamily sector.

·        Must thrive in a highly entrepreneurial work environment and be a self-starter who requires minimal supervision.

·        Requires strong administrative and organizational skills.

·        Requires strong time management skills and the ability to prioritize wisely.

·        Requires knowledge of on-site maintenance requirements including dealing with vendors and contractors.

·        Strong understanding of Landlord/Tenant laws and application, familiarity with Leases and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.

  • Must be tech savvy and embrace tech adoption. Ability to fully leverage available technology and train staff accordingly. Microsoft 365, smart phone, Dropbox/SharePoint, Excel (ex. create and edit budgets), YouTube (ex. create and upload marketing videos) and Appfolio Plus (ex. online resident and owner portals, online leases, mobile move-ins).
